The Problem: Water Heater Leak in Utility Room

Though the problem is sometimes hard to pinpoint, this project was much more obvious. Texas Certified Restoration was called to a Cedar Park home for a water heater leak in the utility room. When Tracy, the owner of the company, and his crew arrived on the scene, they were able to clearly see that there was an old water heater with towels around it.


Therefore, diagnosing the problem became more about seeing what water damage was caused. They knew they needed to carefully check the room and any areas around it to see how far the damage had spread. 


Based on their findings, they were able to identify damaged door trim, walls, flooring, and baseboards. They also discovered that the water had gone underneath the wall and into the garage. There were visible puddles of water pooling on the concrete.

Assess the Extent of Water Damage

For this case, Texas Certified Restoration used a moisture meter to check the areas around the heater so that they could see what materials were wet. 


Anytime they found an area that was wet, the team continued to take measurements, moving away from the spot until they found dry materials. This allows them to see how much the water spread. They repeated this step for the walls, baseboards, door trim, and flooring.


Cleaning up the Water Damage in the Utility Room & Garage

Since the water damage had spread into the walls and flooring before the crew arrived, Tracy and his crew knew that they would need to bring in their equipment to dry the affected areas. Water extraction wasn’t necessary because there wasn’t any standing water, but their dehumidifiers and air movers helped to dry the room. 


Some of the materials in the home could be dried with a dehumidifier, but there were some that needed to be removed. In order to clean up the water damage, Texas Certified Restoration had to remove the damaged baseboards and door trim.


Make Repairs to Restore the Home to Its Pre-Loss Condition

Since the affected baseboards were peeling away from the wall, they were unable to be dried out. The crew also had to replace the door trim because it was made of MDF material, which is compressed cardboard. This type of material can’t be dried once it’s wet because it will never go back to its neatly compressed state.
