At Texas Certified Restoration, we recently helped a homeowner with a water mitigation project in Austin, TX. The homeowner's garage was affected when their old water heater failed, causing significant water damage.

Steps We Took to Minimize the Damage Caused by Water Heater

Containment and Dryout



We began with a strategic approach to containment and drying to tackle the water damage from the failed water heater. Our goal was to quickly manage the moisture to prevent further damage and restore the garage to its pre-damage condition. Here's a detailed look at the steps we took to achieve this:



  1. Set Up Containment:
    We started by setting up containment using zip poles. This helped focus the heat in the area around the water heater and prevented heat from escaping, which sped up the drying process.
  2. Deploy Drying Equipment: Next, we placed three air movers in strategic locations to improve air circulation and speed up the drying of the affected area. We also set up one dehumidifier to remove excess moisture from the air.
  3. Monitor Progress: Throughout the drying process, we monitored the area to make sure that the equipment was working successfully and that the drying process was proceeding as planned. 


Removing Damaged Materials


Next, we removed a 2x2 section of drywall that was too damaged to be saved. We cleaned up the water heater closet and made sure no hidden water pockets were left behind.


Antimicrobial Treatment


To prevent mold and mildew, we sprayed the affected area with an antimicrobial solution. This step was important to ensure the space remained safe and healthy for the homeowner.


Equipment Pickup and Finishing Touches


After the drying process was complete, we returned to pick up our equipment. We then replaced the small section of drywall we had removed, making sure it blended seamlessly with the rest of the garage.
